Oceanfront Condos La Grande Provence Building I contains 50 two and three-bedroom units, and Building II has 42 two-, three- and four-bedroom units.  All units overlook the Atlantic Ocean and some have views of the Tom Fazio Links Course.  There are ten different floor plans with sizes ranging from 1,458 square feet to 4,902 square feet of living space, and all units have nine-foot ceilings.  There are eight floors in each building with an additional two levels of underground parking. The amenities at La Grande Provence are a heated swimming pool and a dune walkover, giving you direct access to a scenic Atlantic beach.

  Le Jardin Four towers, there are four floor plans ranging in size from 3,864 sq. ft. to 5,200 sq. ft.  The designs capture breathtaking ocean views and golf course views with 500 to 700 sq. ft. balconies on the east side for sunrises and the west side for sunsets.

Ocean Vicinity Condos Viscaya Constructed in 1997, Viscaya's Mediterranean inspired architecture offers a choice of one- or two-story, turnkey carriage homes, some with elevators and high ceilings. Lake and Golf Course Villas Di Capri, Del Mar The Villas Neighborhood comprises six sub-neighborhoods pleasantly placed throughout Hammock Dunes that consist of detached, single-family patio or courtyard homes.  These sub-neighborhoods  -  La Costa, Marbella, Monterrey, Montilla, Villas del Mar, and Ville di Capri  -  have personalized marble or tiled entrances and offer homes with a variety of styles and floor plans that range in size from approximately 1,600 sq. ft. to 5,000 sq. ft.  All but a few of the lots in these communities have a lake view or a golf course view, and some have both.
  La Costa

La Costa consists of 26 one- and two-story Mediterranean-style patio homes ranging in size from 1,900 to 2,500 square feet.  The lots are a minimum of 8,000 square feet.  There are four basic home designs, all with spacious floor plans and many windows.  There are paver accents in all of the driveways and roads of La Costa, and most of the homes have hot tubs, pools, or both.  All homes are situated on lakes, conveying a very private and peaceful setting.

  Montilla Montilla is a villa community planned for 26 courtyard homes that are designed either around a pool or a landscaped area.  Courtyard homes also offer the opportunity to have a guest suite or summer kitchen/cabana that is detached from the main house.  The community has three- and four-bedroom homes that range in size from 3,000 sq. ft. to 5,000 sq. ft. Most homes overlook the 11th fairway of the Tom Fazio Links Course and all are within 200 yards of a private dune walkover that provides access to the beach.
  Marbella Marbella includes 27 detached, single-family, one- and two-story homes that range in size from slightly less than 2,000 square feet to almost 3,000 square feet.  Floor plans are similar, but homes have distinctive looks, both inside and out. 
  Monterrey Monterrey is a group of single family villa homes on three streets that radiate out from a large square with a beautiful fountain.  Live oak trees that form canopies over these streets add to the neighborhood's appeal.  The community has both two- and three-bedroom homes that range in size from 1,850 sq. ft. to 2,900 sq. ft.  Some homes have two stories, most have a pool, all have a lanai, and all have a lake view, a golf course view, or both.

The Granada Estates neighborhood marks the beginning of home construction in Hammock Dunes, starting in 1988. Within Granada Estates, single family estate homes accommodate a variety of living preferences ranging from "year around living" to a "second home". The overall design theme is a Mediterranean flavor and style that accentuates the colors, exterior design traits, and roof tiles of the most prestigious and traditional Mediterranean homes. All Granada Estates homes reflect a pure and simple, yet elegant sense of timelessness. Home sites average half acre in size with a minimum build requirement of 2,500 sq. ft. Existing one and two-story homes range from just under 3,000 to 7,100 sq. ft., with the majority of home sites situated on Golf Course Fairways or Fresh Water Lakes. 

 

 

 

 

Intracoastal Island Single-Family Properties   Positioned impressively in the Intracoastal Waterway is a Neighborhood that derives its name from a splitting of the water at the north end and a rejoining two and one-half miles to the south, creating an island. The Island Estates Neighborhood has homes and lots sited either on the Intracoastal Waterway (western side) or the Florida East Coast Canal (eastern side). Gated bridge access across the Canal ensures both security and privacy for the residents of this Island paradise.
The Island Estates with Docks   The minimum size requirement for a home is 3,000 sq. ft., with existing one- and two-story homes ranging in size from 3,700 to 18,400 sq. ft. (on a double lot). Lot sizes range from one to two acres, with the average lot ranging from one to one and one-half acres. Some homeowners have combined lots to create a four-acre estate. Each lot borders either the Intracoastal Waterway or the Florida East Coast Canal, with approximately 150 ft. of frontage. Most Intracoastal lots include deep water boat docks. The maximum building height is 35 feet from the finished grade.
The Ocean Estate Neighborhood Grande Mer At the northeast corner of Hammock Dunes on the Atlantic Ocean, a most prestigious 30-lot sub-neighborhood was platted in 1993. Twelve of the thirty lots have frontage directly on the ocean and the remaining 18 lots share walkovers to the beach. The oceanfront lots are 115 feet wide allowing a house width of 75 feet. The first home in this sub-neighborhood was completed in 2000. By 2014, 16 houses have been constructed. Minimum air-conditioned space required is 3500 sq. ft. with the houses built to date ranging from 3,700 sq. ft. to 9,100 sq. ft., and total space including terraces of over 13,100 sq. ft. Most homes built to date include elevators, and all include pools in their designs. This enclave is the most protected area from community traffic and is served by a small bridge within the community.
  Playa del Sur In few other gated communities in Florida are there 80 oceanfront lots available for single-family construction, and Playa del Sur contains 43 of these unique sites. Construction adhering to up-to-date codes is critical for homeowners to insure the property at reasonable rates. The minimum air-conditioned space requirement is 3500 sq. ft., but houses built to date range from 4,000 to over 9,000 sq. ft. of interior space, and total space including terraces of over 13,000. As Playa del Sur has the advantage that construction did not start until after current construction codes were in place.
  Craino La Mer Purchasing oceanfront houses outside Hammock Dunes built before the year 2003 subjects the buyer to lower construction standards. The minimum house size is 3,500 sq. ft., but the two existing houses exceed this requirement. Houses usually have three floors, not counting the garage level.  All Carino la Mer lots are located east of the Coastal Construction Control Line (CCCL) and require auger-cast piling foundations per the requirements of the Florida Department of Environmental Protection (FL-DEP) through their permitting. The lots require analysis of core drilled soil samples by a geotechnical engineer and a structural engineer for foundation design. The Hammock Dunes "Design Review Committee" can provide information on all building requirements. Excluding the cost of the lot, property owners should anticipate spending between $2.4 million and $3.0 million in carrying costs, design, permitting, and construction of their homes, and over three years before completion.
